EPCs with marketing
If your property is for sale it needs an EPC ordering before it can be legally marketed.
EPC's are a necessity. They are a legislation from the EU we have to conform to.
The EPC shows a purchaser a rough guide to how efficient/ inefficient you property is to heat on a simple to read coloured graph (like an energy rating on a new fridge). The EPC has to be visible on any marketing after 28 days of initially marketing your property, but has to be ordered before any marketing commences.
By ordering an EPC with The Image Tailor your estate agent can legally start marketing your property (the graph is not needed at this stage). The EPC graph has to be visible on marketing within 28 days. We will send the completed EPC directly to your agent for them to use.
An EPC once purchased for a property is valid on that property for 10 years and lodged on a central government website.
A Visa payment is taken via the phone the same day as the EPC order is received on our site and an appointment to visit is arranged at the soonest possible convenient time for the property owner. The EPC graph is usually sent with 48hrs of the site visit.

Our commercial EPC’s use The Image Tailors "Energy Plan" system which includes a new TUFA (total usable floor area) floorplan with every EPC calculation to make sure your EPC is calculated with the full legislative criteria. Approximately 60% of all properties needing a commercial EPC don't have an upto date TUFA plan and having an independent plan commissioned can be costly.
Included in our quote we can supply a marketing floorplan and photographs to help you sell the property on request. All commercial EPC’s require a bespoke quote.
We understand that the costs of a commercial EPC are often unexpected. We can help you by staggering the payment so you are meeting legal requirements of officially ordering the EPC at point of marketing as well as spreading the cost.
- Commission the EPC with The Image Tailor and pay the minimum deposit. Approx. 1/3rd of the quote.
- We will site visit and create you a marketing plan and take photographs to help sell the property.
- Once the property is sold and the transaction nearly complete we will require the outstanding balance and your commercial EPC will be completed and issued.
