Unlike any other inventory service The Image Tailor have developed the perfect property inventory solution for letting agents and portfolio managers alike.
We understand the need for cataloguing property portfolios correctly and efficiently. Property inventories can be seen as a luxury for property management and in some instances are more hassle than they are worth.
We have done our market research and before launching our PIP service we have made sure our pack is a help, not hinderance. It details all the fixtures in a property; including window schedules of glazing sizes/ types and frame materials, lighting including bulb types, boiler, water systems, radiator types as well as fitted wardrobes and kitchen units. Its amazing what can go missing from a property or swapped for lesser value items.
With the April 6th 2007 changes in lettings deposit schemes, the need to independently prove the property condition before returning money is increasing. We have an initial property inspection where the bench mark plan, data gathering and condition photographs are taken and produced. This is ready for the tenants introduction to the property, we then return to site after the tenant has moved out to update the plan and condition photographs. You then have independently gathered details on the property that can be used to mediate claims on deposit returns.
Using The Image Tailors "Energy Plan" that we us for commercial EPC data gathering we have created a scaled floorplan that documents all the fixed assets of the property. Supported with detailed photography of every room and cameo shots of damaged/ warn areas, this produces independent information on the properties condition before and after a lease period.
There are 2 levels of PIP available, both can be linked to a scheduled yearly update.
